The purchase of our property, on Wild Horse Mesa--Melby Ranch, was a pleasant experience. Melby's staff was prompt, courteous, and good on their promises. The prices were very reasonable and I'm sure our family will enjoy our property for years to come.
You’ve got to come see the wild horses roaming across the Wild Horse Mesa on Melby Ranch. They’re awesome. And with no light pollution, the stars look like crushed diamonds scattered across the night sky. These are just two of the reasons we bought an acre of land in June of 2009.
As for buying the property, the Melbys made it easy to do. After looking over dozens of parcels, we selected one, and then returned to the Lodge, where we over the disclosures, so we were never in doubt about the pluses and minuses of buying and owning the property. By the time we were ready to sign, we knew exactly what we were getting into.
Evan Melby understands how uneasy some people can be about the process of giving someone they just met money, even with a legal signed document in hand. However, be assured, for us, it went very smoothly. We paid for our parcel, and within a month, we had a faxed notice from Costilla County that we were the proud owners of the property. (If you’re a hard negotiator, you might also get them to take a credit card for part of the sale. Hey, it’s worth a try. You get a great piece of property, at a good price, and enough frequent flyer miles to take a trip, somewhere.)
After talking with Evan Melby about his construction company and the work they do, we had his crew install our septic and cistern, and now we’re ready to build on our lot. Based on discussions with people around the area, Evan was extremely fair in what he charged.
As the proud owner of a small piece of Wild Horse Mesa at Melby Ranch, I would like to extend my most sincere thanks for making my dream come true. I was raised and have lived my whole life in the heart of the South but have always wanted to move to the West to retire. Last November this dream became a reality when I purchased two acres on top of the mesa with breathtaking views of the mountains and abundant wildlife.
I bought my 2 5-acre parcels of land from Evan Melby approximately 10 years ago. I consider it one of my best investments as the current comparable sales in the area are four times what I paid for my land.
After meeting Mr. Melby his enthusiasm for the area ignited mine. I could see his vision, the possibilities and potential of this glorious southwestern environment . . . untouched beauty as I imagine it was 150 years ago.
Over the years I have referred family members and dear friends. Many of who have purchased land from the Melby Ranch. It has been gratifying to see waht this family run business has been able to accomplish insofar as growing into a large scale operation while keeping a personal touch, as well as a high level of integrity and credibility. I appreciate the fact that the purchase of my land was just the start of a 10 year relationship and not the end of one once I signed on the dotted line.
I look forward to the day I can build a horse ranch and live a peaceful, introspective, satisfying retirement knowing that the neighbors are ecologically respectful and like-minded.

My wife and I were looking for retirement property - someplace not too hot and not too cold; a place to escape and set our own pace. I wanted a place where plenty of outdoor activities were readily available - for all seasons. She wanted a place to build her dream log cabin where we could have enough space to keep a couple of horses. We found all that plus views that are hard to match anywhere. It will be a great place to teach ourselves photography as well. Retirement can=t get here soon enough!

I WOULD LIKE TO OFFER A PERSONAL ACCOUNT OF MY EXPERIENCE LAST OCTOBER AT THE MELBY RANCH IN COLORADO WHERE I PURCHASED 3 ACRES WORTH OF PROPERTY. FIRST OFF I SAW AN AD IN AN AIRLINE MAGAZINE WHICH CAUGHT MY EYE ABOUT PROPERTY IN COLORADO WHICH I WAS INTERESTED IN. WHEN I CALLED THE SALESWOMAN TOLD ME THAT I WOULD FLY OUT TO THE PROPERTY AT THEY WOULD PUT ME UP FOR 1 NIGHT AND HAVE ME LOOK AT THE SITES THE NEXT DAY. WHAT I FOUND WAS A VAST ARRAY OF PROPERTY FOR SALE LOCATED NOT FAR FROM PUEBLO COLORADO AND SANTA FE NEW MEXICO WHICH IN MY OPINION IS IN THE PATH OF GROWTH. EVERYTHING THAT THE MELBY FAMILY STATED WAS TRUE FROM START TO FINISH AND IS GIVEN IN WRITING. THEY ARE A VERY HONEST STRAIGHT FORWARD FAMILY AND I RECOMMEND HIGHLY THAT PEOPLE TAKE A LOOK AT THESE SITES.
I can't tell you how happy I am with my Melby Ranch property. For my needs, it is just about perfect. I love the scenery and the tranquility of the area, the openness and sense of privacy. Now that electricity is available right on my property, I plan to build a more permanent house rather than simply camping there as I have been doing. Thank you for the wonderful locale Mr. Melby!

I wanted to tell you that our trip to Melby Ranch was great. My wife and I really enjoyed ourselves. Neil, our land representative was wonderful and patient in showing us around. Everyone else was also very nice and hospitable. We had the fortunate and pleasant experience of meeting Mr. Melby. After we came back to the lodge from our initial drive with Niel, Mr. Melby offered to drive us back to the 3 properties that we had narrowed our decision to.
We purchased a property, Lot 124 of Elk Park Ranch, a 35 acre plot. We can’t wait to go back. We are planning on going back either the last week of May of first week of June. We’re planning on flying out there again and rent an RV and spend a few days on the property. We want to discuss the possibility of having something built on the property as early as this year.

Two years ago when coming home from vacation I read about a beautiful ranch in Colorado. I had always wanted to live in the west; but never really thought it would become reality.
Well my two boys and I flew out to Melby Ranch and fell in love with the area. It is very real and to my surprise affordable. We went out with an open mind and bought property and the first piece of land we saw.
We had a great time, met fun people and enjoyed a fabulous meal. It was a great experience and I have a piece of a dream that is now reality.

The Lost And Found Search for Melby Ranch
This true-life story began with me returning from a business trip, which I was booked to fly on Delta Airlines in early February 2004. My flight was a little over two hours long on the return to Las Vegas, NV. After reading the newspaper, playing a few hands of solitaire I still had time on my hands. I reached in the seat pouch in front of me and pulled out the Delta Airline Magazine. Looking through it seeing all the airline destinations as well as things to buy websites to visit etc, I came across an ad about land ...... 35 acres for only $35,000.00 or a few acres for a few thousand, the place was called Melby Ranch in southern Colorado they called it (Heaven on Earth). I read the article, looked at the pictures and thought to myself I would love for my wife and I to get away from the rat race of big city life and live in the mountain picture perfect sunsets, snow-capped mountains and fresh air everyday. I have always told my wife that I could live in a mountain environment like that and not even miss the city. I could not wait to tell my wife about the article. I knew that she would love it her being from Walsenburg, Colorado only minutes away. So once the plane landed and I got cell phone reception, I called my wife to tell her about the land. She was excited as well she asked, what=s the name of the place? I said Welby or Welby=s Ranch something like that. Not knowing that changing the (M) to a (W) and Colorado to Arizona would become a major problem in days to come. The very next day I got on my computer and searched the Internet for Welby Ranch (a touch of heaven on earth). I searched for two days, hours on top of hours for this place called Welby Ranch, NOTHING. By now this Heaven on Earth was fading away. Then I thought that if it is land for sale, I know that some Real estate agent in Arizona would know where this place is. So I found the answer. I called real estate agents in Tucson, and Phoenix no one has heard of this place. I had left a message for one of the agents in Arizona, a few days later she called back. She wanted more information so she could help. She also searched for a couple of days then called back with bad news. She could not find anything called Welby or Welbys Ranch. I was ready to give up, when my wife said call Delta and see if they will mail the magazine out to us then we would have all the info. I called they suggested I go to the Airport and stop at the ticket counter and request a copy of the magazine they would be more than happy to give me one. Once at the airport ticket counter I asked the agent if I could have one of the magazines she said AI=m sorry we do not have them here you have to get them on the plane, and by doing that you have to have a ticket to get through security to get to the gate and that was not going to happen so by now I am even more disappointed, my last shot at getting this magazine from Delta Airlines. I thought it=s time to give up we would never find this place they called Heaven on Earth, I thought to myself (I should have just taken the magazine or tore out the page) then I would have all the information I needed but the next passengers would miss out on what I saw. So that was the end of Welby Ranch, until I planned a trip to visit my mother in Kansas about 4-5 weeks later. Flying on Frontier airlines this time I never even thought to look in the airline magazine for this Welby Ranch because I was flying on Delta airline when I saw the Melby article. So time passed I then picked up the Frontier magazine thumbing through it I came across the article.... 35 acres for $35,000 dollars was so excited...again once off the plane I called my wife and told her about it, she asked if I got the magazine I said yes, I had asked the flight attendant and she was happy to give it to me. After looking at the article I realized that it was not Welby Ranch but Melby Ranch, not in Arizona but in southern Colorado. I was way off about the Ranch name and the state, but now we could find out what this heaven on earth place was all about. I went to the Melby website to read everything on it...I was really excited about what I was reading and seeing. This place looked wonderful. I called the number; service was fantastic from the start. A couple of weeks later my wife and I made plans for a visit to Melby Ranch. We drove from Las Vegas to San Luis Colorado...enjoying the views all the way. Even on the Highway one of the Melby Reps called on my cell phone to see how the trip was going, Thanks Ken. Once we got to the Melby Ranch turn off we could really see the beginning of this place called Heaven on Earth. Driving up the winding mountain road, over looking the snow-capped mountains, breathing in the fresh air.... even closer to heaven. 12 hours later driving over 750 miles arriving at Melby Lodge being greeted by the host and hostess, meeting and dining with Mr. Evan L. Melby made us feel like we were at home. The next day we went out for a tour of the parcel site. We looked at a lot of parcels all of the land sites are great it was hard to choose but we did...and now we are proud landowners of property at Melby Ranch.
It only takes one visit to Melby Ranch in Southern Colorado and like my wife and I you can own a piece of HEAVEN ON EARTH.
